Duties:

  • The Supervisor of Assesments primary duty is to assess all real property within the jurisdiction in a fair and impartial manner.
  • Calculate and apply equalization factors
  • Notify taxpayers of new assessments
  • Acts as Clerk to the Board of Review

The Supervisor of Assessments DOES NOT calculate taxes, determine tax rates or collect taxes. The Assessors concern is value, not taxes.

Woodford County assesses property at 33 1/3 % of fair market value. Equalization is the application of a uniform percent increase or decrease to assessed values of various areas or classes of property to bring assessment levels, on the average, to a uniform level of market value.  A study is done each year by township to compare purchase prices to assessed values to determine the percentage to be applied.  That percentage is called the equalization factor.

Market value is the most probable sale price of a property in terms of money in a competitive and open market, assuming that the buyer and seller are acting prudently and knowledgeably, allowing suffcient time for the sale, and assuming that the transaction is not affected by undue pressures.

If you disagree with your assessor's estimate of value, please consider these two questions before proceeding with your complaint.

  1. What is the actual market value of my property?
  2. How does the value compare to similar properties in the neighborhood?

You may qualify for exemptions:

  • General Homestead Exemption:  Must be owner-occupied as of January 1 to be eligible.
  • Senior Citizen Homestead Exemption:  Must be owner-occupied  and owner must be 65 years of age or older to qualify.
  • Senior Citizens Assessment Freeze Homestead Exemption:  Must be owner-occupied, 65 years of age or older, and have a total household income of $55,000 or less to qualify.  You must have lived in the residence for two consecutive January 1s.
  • Homestead Improvement Exemption: Must be owner-occupied.  Grants a deferral of up to $75,000 (25,000 assessed value) for four years on any increase in assessment due to an improvement.

  • Disabled Persons Exemption
  • Returning Veterans Exemption
